What helps with an appraisal?

Include the address, your likely timing and anything important about the property. For lifestyle land, mention its area, access, water arrangements and outbuildings. Tell us about improvements or known issues, and whether you would prefer to speak with Annie Smith or Emma McNatty.

An appraisal discussion should consider the property’s condition, features and relevant recent sales. Ask which comparisons were used and how differences affect the assessment. A council rating value is used for rates and may differ from current market value; a registered valuation serves a different purpose. Your lender or adviser can explain whether one is needed.
